HANGING CURTAINS 101

Hanging curtains seems like a no-brainer, right? Install the curtain rods, pop on the window treatments, and you’re done.

While it really can be that easy, there are some tricks and tips to keep in mind if you want your curtains to go from average to amazing. Keep reading to find out what you need to know.

Determine their purpose

Are the curtains going to be decorative or more functional? If you just want to add a little pizzazz to the room without worrying about filtering the light or maintaining privacy, then lightweight, unlined curtains will do the trick. However, if you want to block out the light or create privacy, you’ll need heavier or lined curtains.

Measure, measure, measure

Before you rush out and buy your new curtains, be sure to measure the windows, taking into account how you want the curtains to hang. There’s nothing more frustrating than having your project stalled by having to return curtains and rods that are the wrong size.

Speaking of size…

A great trick if you want your windows to appear larger than they really are is to hang the rod higher and wider than the window. Hang the rod at least four inches from the frame, but consider hanging it as close to the ceiling as possible. Just make sure the curtains reach the floor or even puddle a little. If you’re hanging cafe curtains they should skim the sill.

Go for fullness

Curtains should be hung so that they extend between 8 – 12 inches wider than the window. Choose panels that give you the most fullness, especially when completely closed. A good rule of thumb is to buy panels that are 2.5 times the width of the window.

Consider the hardware

The curtains are the main attraction, but don’t forget about the supporting players – the hardware. If you’re buying heavy curtains, make sure to purchase a rod that can handle the weight. Also think about the style of the room and choose finials and tiebacks that complement.

Get creative

Don’t feel you have to limit yourself to the selection of curtains you find in the store. There are many items you have around your home that make excellent curtains when repurposed. Vintage tea towels, silk scarves and even sheets can all take on a second life as curtains. You can even skip the sewing machine by purchasing curtain hooks that clip onto the fabric.

Don’t forget the iron

Now that you’ve put all this time and effort into making sure your curtains do your room justice, don’t diminish the effect by hanging them wrinkled or dirty. Wrinkled curtains look like an afterthought and can take away from an otherwise beautiful window treatment. Before you hang them, be sure to bust out the iron and give them a good once over. Also be sure to iron anytime you take them down to have them cleaned.

While hanging curtains may seem a little daunting, by following these tips you’ll turn otherwise boring window treatments into brilliant additions to your room!

TAKE ADVANTAGE OF JANUARY APPLIANCE DEALS

Now that you’ve done all the hard work of qualifying for the loan, securing the mortgage and putting the deal in motion…you can start to shop for the new items you’ll need for your new home.

First up are kitchen appliances:

January is THE month to get great deals on appliances. Stoves and cooktops, wall ovens, dishwashers, trash compactors, refrigerators, washers and dryers, and disposals all typically are on sale at the beginning of the new year.

In the same way that car dealers sell of the old models of cars, new appliance models come out in the fall. But, appliance dealers make great deals on appliances in January to make room for the new models and to sell off floor models. In fact, because January typically is a slow month for retailers, you may even be able to haggle for items like free delivery and installation even on the newest model.

Price matching:

Always ask your favorite retailer about price matching, too. So if you prefer Best Buy, for example, to Sears or Lowe’s because it’s closer to your home or you get reward points, ask them to price-match the lowest prices you can find.

In fact, if you’re willing to go with last year’s model you’ll get the steepest discounts in January.

End of month or holidays:

If you can’t swing your purchase right now, consider buying your appliances at the end of the month. If your salesperson works on commission, the end of the month may be the time you can put your negotiation skills to work with a sales associate trying to reach a quota.

In addition to January and end of the month specials, most appliance retailers offer some sort of special corresponding to any of the major shopping holidays. These include: New Year’s Day, President’s Day (February), St. Patrick’s Day (March), Easter (March-April), Memorial Day (May), Independence Day (July), Labor Day (September), Columbus Day (October), or Black Friday (November). On these days you’ll get percentage off deals and specials on specific models or product lines.

The super deal:

In between these holiday sales events you’ll find the steepest discounts on open-box, scratch-and-dent or refurbished items. While you may fear these items, if you buy from a well-established retailer, you’ll get the same warranties as are available on a new, in-the-box item, but at a substantial discount.

Warranties:

In addition to the manufacturer warranties, you can purchase retailer extended warranty programs — also called service plans — for most appliances. While quality appliances should not break down within a couple years, sometimes they do. Given that refrigerators, washers and dryers and even ceiling fans now have electronics built in, you might want to consider one. Having an extended warranty can give you peace of mind as long as the price of the warranty doesn’t negate the great deal that you got. If buying the warranties puts the price out of reach, it’s not a good deal. Consumer Reports suggests putting that money aside instead and using it to pay for repairs down the line.

You might convince your seller to leave their appliances behind or to offer an allowance that would pay for new ones as part of the closing.

The benefits of owning a second home

Even if you love your home and have not thought about buying a second home, you may reconsider after learning about the tax breaks available to those who own a second home. Many politicians and celebrities use their ownership of several homes to ease their tax burden and so can you! Buying real estate is good for the economy on all levels, so our government grants some special tax breaks to encourage this behavior. Low interest rates may make this option even more viable, too!

If you do not rent out your home, or your second home, all interest up to $1.1 million can be deducted from your income. If you decide to rent out your home, things change a bit and you have to report that income. However, if you rent out your home for fourteen days or less, it does not count. You could rent your home out for $30,000 for one week and the IRS would not care. It only counts past that fourteenth day.

In addition, you can deduct the property taxes from each and every home that you own. Lastly, owning a second home can allow you to reside in a state with more favorable taxes. As long as you live in a state for over half of the year, you can file your taxes in that state. Enjoy weekend getaways and tax breaks if you consider buying a second home and smile as you make your purchase.

How Do I Increase My Home’s Value?

A common question sellers ask is “What can I do to get the maximum selling price on my home?” Since each home and every market is different, we, as your real estate professionals, can give you specific advice on your home. In general, however, if you’re willing to spend a little bit on some minor upgrades, a higher return on your investment can be significant.

How can I Improve the Value of My Home?

If you have a little money to spend, the next items on your list should be these easy improvements:

1. Paint. In terms of “bang for your buck,” paint is your best friend. Gone are the days when you should paint everything white, but covering smudged or dirty walls with a pretty neutral color (off-whites, grays, creams and earthy tones) brightens your walls, covers over a host of slight imperfections and freshens their look without breaking the bank. A contrasting color on trim and woodwork brings out architectural details. Add a new coat of paint on the ceilings — paint these white or a light off-white— to brighten and light up a room. Paint the front door, too! A bright, cheery front door adds a welcoming touch.
2. Update light fixtures. Ceiling lights, vanity lights and exterior carriage and porch lights are inexpensive items to update. Often, larger home-improvement stores offer “contractor packs” of multiple light fixtures for a lower price, so you can update all the rooms.
3. Change out electrical outlets and switch-plates. Simply updating outlets and outlet covers, light switches and switch-plates can give a home an updated appearance. As with light fixtures, electrical components often come in contractor packs. If you are not comfortable changing out the switches and outlets yourself and don’t want to hire an electrician, just change out the covers.
4. Replace bath fixtures. New faucets, along with towel bars, hooks and other matching pieces bring a brand new look to most bathrooms. Make sure your shower curtains are clean, fresh and neutral. If you have the extra money, changing out the toilet for a new water-saving low-flow toilet is an effective upgrade. Along the same vein, if your lavatory sink is cracked, stained or chipped, you may want to switch it out for a new one.
5. Kitchen hardware and faucet. Just as simply adding new fixtures improves the bath, a new faucet and fresh, updated hardware on your cabinetry can freshen and upgrade the feel of your kitchen. Make certain that cabinet latches are not broken and drawer glides all work properly. Re-paint painted cabinetry and clean and re-stain finished wood cabinetry.
6. Fix or replace your front door. Sometimes paint is not enough. If your pets have scratched your front door, or it has dry rot, is swollen, or the layers are separating, consider replacing your door with a new one. In moisture prone areas, or for safety concerns, consider using a steel door, perhaps one with a decorative window. You can even give your steel door a wood look with a faux wood-graining kit.
